Dubai Construction – BIM mandate – Synergy Software Solutions, Dubai, has the answer

We introduced BIM to the region back in 2008.

Dubai Municipality has mandated the use of BIM for architectural and MEP works for :
According to this important document (number 196 – dated Nov 18, 2013), Dubai’s Municipality formally informs all design and construction companies operating in Dubai that it has decided to mandate/dictate BIM for architectural and MEP works for
(a) all buildings 40 stories or higher;
(b) facilities/buildings that are 300,000 sqft or larger;
(c) all hospitals, universities and other similarly specialized buildings; and
(d) all buildings that are being delivered by/through an international party.

The announcement also states that this decision to mandate BIM is based on the (proven) ability of BIM tools and workflows in improving construction quality, enabling collaboration between project participants across project phases, lowering costs, reducing time, unifying specifications/standards, facilitating QTO and cost planning.

It also stated that this decision is preliminary – stage 1 to come into force on January 1, 2014. Finally, the document states that consultants – architects, engineers and similar,( no mention of contractors) – are legally responsible to fulfil this dictate.

Dubai’s BIM mandate comes in the wake of increasing global adoption of BIM.
- – The EU made BIM a mandate in January 2014.
- In Singapore, BIM is mandatory for all public housing projects.
- IN U.K. government contracts will mandate BIM from 2016
- It has had widespread adoption in Scandinavia and the USA for many years.

Once International Construction companies adopt BIM in one country they will soon rollout to other countries and that factor will also force an increase adoption here by all contractors, architects etc.

Construction is one of the few industries where productivity has decreased almost year on year for the last 40 years. More congested cities. tighter planning and Health and Safety legislation may be contributing factors but the low adoption of enterprise IT relative to other industries is the major factor. This reflects an industry that often thinks on a project basis, and this has a high labour turnover which discourages long term investments and training. This e with longer term vision are reaping the rewards of BIM.

Design out mistakes before they reach site, integrate plans across the supply chain, and the savings are obvious yet BIM offers much more. Collaboration from the outset between all of the design disciplines – the client, contractor, specialists and suppliers – is fundamental to ensuring the best design, construction and operating solution and the BIM models and BIM workflows help to achieved this “right first time”.

According to the 2012 McGraw Hill North America BIM SmartMarket Report, the percentage of companies using BIM jumped from 17 per cent in 2007 to 49 per cent in 2009 and to 71 per cent in North America 2012 with 74 per cent of contractors now using BIM compared to 70 per cent of architects.

BIM solutions were used in iconic projects such as Shanghai Tower in China, Freedom Tower in New York. However BIM has also been successful in recent regional projects of various scale and size such as::
- the King Abdullah Sports City complex in Jeddah,
- Masdar’s headquarters at Masdar City,
- Al-Mafraq hospital in Abu Dhabi,
- the Midfield Terminal Building – Abu Dhabi International Airport (MTB-ADIA),
- the museum projects at Sadiyaat island

In all projects BIM adoption ensures that projects are completed more quickly, more accurately, more safely and at less cost than comparable non-BIM projects. A recent study from McGraw-Hill Construction found that BIM adoption is growing dramatically by contractors and that more investment is planned.

Two UK academics, Prof Nashwan Dawood and Dr Mohamad Kassem from Teesside University, have been awarded a grant of $940,000 to lead a research project aimed at developing “a whole life cycle information flow approach enabled by BIM protocols and technologies” for Qatar’s construction industry. The two UK academics will work with Qatar University and HOCHTIEF ViCon to deliver the project. The project research team has been collecting data and interviewing engineers and project managers on some of the major projects underway for the 2022 FIFA World Cup. The project will seek to identify the root-causes of poor information flows and the approach undertaken will be industry and client-led. There is an ambition to develop Qatar as the centre of excellence in the Gulf for advances in the management of information in construction projects.

A recent NBS BIM survey, reveals that 95% of construction professionals are now aware of BIM and usage among those professionals will jump from 54% to 93% within three years. However a recent ITP BIM breakfast meeting few attendees were willing to raise their hands to indicate that they had a full understanding of BIM.

Contractors, who particularly benefit from BIM, are beginning to insist that their consultants — including architects — must also work with BIM. This trend will accelerate due to government pressure to reduce costs, and energy consumption and to improve health and safety, and on-time completion and competitive pressure will force smaller contractors to adopt BIM. Many of those contractors will similarly insist that their supply chains also use BIM.

There is the feeling in Dubai that after years of fairly lax regulation on project management – which had undoubtedly resulted in a large amount of substandard projects, not to mention delays and budget overspends – the use of BIM can only serve to benefit Dubai’s construction industry

Document Management – Dubai, U.A.E., Qatar, Kuwait, KSA, Oman, Bahrain – anywhere! Synergy Software Systems

As we move more and more into the digital world the need to access documents electronically, anytime anywhere is of increasing importance. To complement our financial and erp systems we have also provide solutions such as fax software, print management software and document management. Many erp systems have some facility for document linking or attachment e.g Dynamics CRM and Dynamics Ax. However the document repository is usually best kept outside the erp system for many reasons e.g.:
- Users need an erp license to access documents stored in an erp system
- Documents stored in an erp system are usually static in contact because those relate to specific transactions and time and should not be subject to changes and version control.
- Documents take up database space and increase the size of the erp system back ups thereby extending downtime on the operational system
- There may be document workflow processes outside of erp.
- OCR scanning and searching are generally not supported within erp systems

We have implemented construction solutions for both local and international companies for over 15 years. We were early pioneers of 5D BIM adoption in the region.

However there are challenges with most solutions. Traditional design processes and layout documents do not easily sit with erp systems. Construction projects do not easily sit in a PSA accounts module. Most erp systems do not understand the concept of measurement books, or a cost to complete process. Construction formulas for costing a trench or a wall do not sit easily in a BOM. A BOQ and a WBS need a different understanding than a BOM and a route. Manufacturing sub contract is much like a purchase order with supply of some components. a construction sub contract order is a self contained order with its own contract, project BOQ, and WBS, measurements, applications, approvals, staged payments, advances, retentions etc.

Implementation time that is longer than the life of a project is also difficult for construction companies. All too often there are just too many complex integration is needed because a solution only addresses one part of the business.

A paintbrush is just that, a paintbrush that in the right hands can wield art that is priceless.

So goes the way of ERP (Enterprise Resource Planning) systems. Erp is a business  tool (albeit a sophisticated one) and like any other tool, in the hands of a skilled craftsman can work wonders  for an organization.

Why is this relevant? Time and time again we see prospective customers looking into the depths of an ERP system demo, orcreating  1000 quedstion rfp for a capability to meet a “requirement,” but don’t use the same scrutiny when looking for the partner to implement and to support the system. A reference check may be completed, but a serious discussion around ideas to IMPROVE their business does not take place. They end up with a new paintbrush and use it the same way. To change metaphors this is what we call changing the piano and playing the same tune.

An ERP implementation partners all have a set of brushes and they can all paint, but some have significantly more expertise in wielding the same brush as another.

So  don;t paying so much attention to the system being implemented and start paying more attention to the partner  chosen, and when you look s the cost quesiton whether his works are really  masterpieces.

A good partner does not recommend a bad system and will make the system work for you. Even the best system implemented by novices and amateurs will fail. The use of sub-contract labour is also a consideration. What happens when you want to repaint if the expert painters have left, how much more  committed to quality is a partner providing local support with its own resources?  Why do some partners charge more than others- maybe you get what you pay for – no partners want to lose business so if they have been in business a long time, then they will price at market rates – if that seems high you have to wonder why another would undercut and  what else they cut in quality and service.

Most cars can list a similar list of features, a  driving wheel an engine, 4 wheels, brakes lights etc so why doesn’t everyone just drive the cheapest one? After all they get you from A to B. Why go to a certified garage when freelancer engieerss will cut the cost?  Why buy branded spares? 

No support ocntract is like no insurance cover? And not all insurance polices are the same. Is there a skilled, manned helpdesk to answer queries?

So why use a different basis of selection for your key business system and partner?.

Buying a new car to rpelace oen witjh bugs, or a new paintbrush that is easier to use is  relatively painless comapred to having to switch implementation partners mi- project.  In the long run the right solution implemented by the right partner is the most effective, and the fastest, and the cheapest.

BIM – 10 reasons to discuss Vico Software with Synergy Software Systems

 Number Ten: Your competitors  are using it. (Page 33 of McGraw-Hill’s BIM SmartMarket Report cites that the most important benefit for Contractors is to market BIM capabilities to win new clients.)

 Number Nine: Certainly the owners are asking for it. (Page 34 of the same report states that “Owners who use BIM see a very high rate of ROI.” Watch the recorded McGraw-Hill SmartMarket Report webinar and see all the stats for yourself.) And yes tenders in the UAE are now specifying BIM models.

 Number Eight: The young smart personnel that run your projects want to use it

 Number Seven: The subs want to use it; they want a better and more organized piece of the pie. (Research shows that optimizing your schedule with Vico Control decreases schedule duration by 10% without exposing the project to any additional risk.)

 Number Six: The CEO of your company wants you to use it  to win more business. Period.  Number Three: Use  a Trimble Total Station to layout your MEP, as well as your concrete, formwork, and anything else using the robotic Total Station and LM80. (Seismic bracings and hanger placement can be modeled, transferred to the LM80, and shot on-site with the Trimble Total Station.  

Number Two: Use a flowline. location-based, schedule to help you finish early. Very large construction firms are completely standardized on Vico Control.

 Number One: The number one reason is you’ve got to win the project. There are many companies bidding for every single project and it’s very clear that companies that deeply understand BIM and can explain to the owner how they can remove risk time and cost , and better manage the project, will win. Vico Software is now in use on some   projects in excess of $100,000,000 that were  won recently because of this very reason. The selection committees said that the difference between the winner and the loser was not all the other items they considered, but it was their ability to use and to bring to bear this 5D methodology to de-risk the project.

 Stephen Strickland, one of Vico Software’s  onsite project managers, recently offered his recommendations for contractors who are considering the impact of BIM. Stephen began his career in law, but got the construction bug watching buildings go up in Detroit. He quickly became involved with BIM while working for a large General Contractor where he served as a project BIM manager and helped outline new implementation processes.

1.Listen to Coach Wooden:
Legendary UCLA basketball coach John Wooden always told his players “failing to prepare is preparing to fail” – I think contractors should always keep this phrase in mind when making decisions about BIM. When you combine the rampant inefficiency that has plagued the construction industry with the advent of modern technology, the shift toward BIM as the hub of project information is not a matter of IF, but rather a matter of when and how. If you have not already started building an infrastructure to develop the knowledge, skills, and workflows required for BIM implementation, then you are preparing to fail.

 2. Every Project is an Opportunity:
No excuse! Utilize BIM in some way on every project you perform. Pick one BIM use and apply it on a single floor or area of a building, to gain practical knowledge and experience that will benefit your company in the long run. While each individual pilot implementation may only seem like a small step, the accumulated value of the knowledge and experience gained from such exercises will be exponential when applied across your entire organization.

 3. Involve Everyone:
The phrase “lonely BIM” was coined to describe parties utilizing BIM in isolation on a project. Avoid thiswhen you  implement BIM within your own company. The development of an effective BIM strategy requires personnel from all parts of your organization to contribute the information and feedback necessary to shape the integration of BIM into standard workflows. At a minimum, at least one person from each operational unit should participate in some manner to guide your BIM strategy – don’t just leave it all to “the BIM guy.”

   4. Master Your Information:
If you want to fully leverage the power of BIM, you must develop an organized and systematic approach to classify building elements and data. While BIM provides the platform to efficiently integrate and analyze huge amounts of project information, the output will only be useful when the proper relationships are established between data and objects within the model. Investing  time and resourcesto thoroughly understand and organize all the data your company utilizes throughout the project lifecycle will enable you to map this data to objects and unlock the full capabilities of BIM.

  5. BIM is Not a Volunteer Activity:
For BIM initiatives beyond the project level, the prevailing mindset is to leave it up to “internal champions” to take up BIM as a personal cause and lead the charge for awareness and change within the organization. While such people are essential to the success of BIM, even the most passionate individuals cannot succeed unless they are provided with dedicated time within work hours. BIM is far too important to be developed only by volunteers in their spare time – if you want to make BIM a priority, find the right people within your company and find a way to incorporate BIM into their weekly job responsibilities.
